Repair Request Checklist

Real Property Management Northeast Atlanta gives tenants the ability to make repair requests online. In cases of non-emergency situations, please log in and submit your maintenance request. If you have an emergency, please call us immediately. If the situation involves a serious water leak, locate the main water valve in your rental property/unit and turn it to the off/closed position.

THINGS TO CHECK BEFORE SUBMITTING YOUR MAINTENANCE REQUEST

Smoke Detector won't work when tested Monthly check and replace battery.  Notify maintenance at once if still not working.
   
Smoke detector beeps softly on and off Check and replace battery.
   
No power to plugs or switches Check breaker panel or fuse box. Check and reset GFI plug.  Check if plug works off wall switch.
   
Garbage disposal won't work Push reset button on disposal or use allen wrench and turn.  How to Reset Your Garbage Disposal.
   
No hot water Check thermostat on hot water tank.  Is pilot light lit?  How To Light Your Pilot Light.  Check breaker panel or fuses valve closed.
   
Hot water is TOO HOT Check thermostat on tank and turn down.
   
Faucet or toilet leaks Turn off water fixture under sink, toilet at valve and notify maintenance.
   
Toilet or sink plugged Try plunger.  If still plugged call maintenance.
   
Heater Not Working Check thermostat.  Check any button or pilot lights.  Furnace covers on correctly? Is pilot light lit?  Breaker tripped.
   
Dishwasher won't drain Clean food out of bottom of dishwasher.  Clean float.  Rinse dishes before washing.  Use jet dry once a month. Jet dry prevents hard water build up.
   
Refrigerator too warm or too cold Check thermostat, set correctly.  Front and Back grills clean.  Clean out drain hole.
   
In the case of freezing weather Cover outside hose faucets.  Disconnect outside hoses.  Shut off water to outside faucet if possible.  Cover foundation vents with approved insulation materials.
   
Frozen pipes Leave cupboard and pantry doors open where pipes are with heat turned up.  NEVER USE OPEN FLAME to try to thaw
